Koeberg upgrade benefits Paarden Eiland businesses

The upgrades to the Koeberg interchange, as part of the integrated rapid transit (IRT) system, will increase traffic flow and bring new opportunities to businesses in areas such as Paarden Eiland – according to Broll Property Group area specialist William Wallace. ‘The development will run straight through the centre of Paarden Eiland and will make access easier in what is a really busy sector.’

‘Paarden Eiland is centrally located and is in extremely close proximity to the Harbour – great for companies receiving containers from the harbour. It also has excellent access to freeways like the N1 and M5 and is five minutes from the city centre,’ says Wallace. The area is ideal for companies whose business relies on the movement of goods and the Koeberg upgrade will be extremely beneficial for this sector.

The area is home to one of the oldest-established city improvement districts – providing top-up cleansing and security services. This is especially important in an area like Paarden Eiland where there are no residents.

Wallace says; ‘The opportunities in the area are chiefly to let, warehouses from 1,500m2 to 3,500m2 available, although purchase options are to be found.

At a cost of R591m the interchange upgrade will remove the conflicting weave movements, increase the outbound carrying capacity and greatly improve safety. The improvements will allow traffic to flow more smoothly – benefiting businesses both by allowing more efficient transfer of goods and allowing staff to commute more easily.

This is to be accomplished by the widening of roads as well as the rehabilitation of existing ramps and roads. Both the N1 and M5 carriageways will get additional lanes and Table Bay Boulevard is to be rehabilitated and reconstructed.

Paarden Eiland has always been a favourite business node. Over the years however, it has morphed from primarily harbour-related industries to a truly mixed-use precinct – with desirable highway-facing retail opportunities.
