Multi-use units signal the start at Sheffield

The launch of Glenkey Mews – a six unit, sectional title, multi-use development – marks the start of construction at phase one of Sheffield Business Park, the Cape’s newest greenfield development precinct says Broll area specialist Anton McElhone.
‘There is a general shortage of serviced industrial land in proximity to Cape Town. The completion of civils and road works at Sheffield represents an important step forward and provides the first opportunity for owners and tenants looking to establish premises in one of the most convenient locations in the Cape.
‘The six units are 186m2 each but can be combined to suit individual needs. While highly functional – roller doors facilitate container loading – design aesthetics have not been ignored and the units reflect a ‘retro’ look while still complying fully with the architectural guidelines of the overall scheme,’ adds McElhone.
At 50+ hectares, Sheffield Business Park is one of the larger developments to come on stream in recent times. It also falls within the Lansdowne Corridor redevelopment programme, a government initiative focused on upgrading one of the busiest arterial commuting routes from the Cape Flats to the city centre. Developments and Construction – a developer with a string of successful similar projects to their name – the project looks to be coming on stream at a particularly favourable time. ‘Indications are that interest rates have stabilised and may begin to fall going into 2009,’ says Glenkey managing director Antony Payne.
‘These units will be ready for occupation in the middle of next year which could prove to be great timing. In addition, we’ve done a number of sectional title industrial developments and in every instance the early buyers have achieved good returns on their investments.’
Positioned almost equidistant between Cape Town CBD and the international airport, with easy access to the N2, M5, R300 and N1, Sheffield Business Park is an ideal location for a distribution hub. In fact, the Spar Group recently commissioned a 40,000m² regional distribution centre on a 12-hectare site and logistics group UTI are about to complete a 10,000m2 premises for client Adidas.
Construction on the two multi-lane gatehouses has started and will provide access control to the high-security Park. Manned around-the-clock, additional security measures include closed-circuit television cameras monitoring the entire perimeter fence. ‘There are limited options for new multi-units close to Cape Town.
When you take the complete picture into consideration; location, access, security and convenience, Glenkey Mews is clearly one of the best available. With one of the six units already sold it makes sense to act sooner rather than later if you are interested in this type of space,’ adds McElhone.
