With the all-important power supply already secured and construction of a dedicated off-ramp from Vanguard Drive underway, Sheffield Business Park is set to become an ideal location for companies in the distribution, warehousing and logistics sectors says Broll Property Group’s William Wakefield.

Construction of the off-ramp and road widening coincides with commencement of the civils within Sheffield itself. Phase One – comprising 16ha – is due to be completed in the third quarter of this year with Phase Two – an additional 14ha – ready by the end of the year.
Development of the first tenant buildings will commence directly thereafter. Phase One has been sold out and includes a blend of owner/occupiers and developers who intend to build according to purchasers’ and tenants’ requirements. ‘While recent interest rates increases may have ruffled the industrial property market in the short-term, the forecast is that these should temper in the medium- to long-term,’ says Wakefield.
‘The broader economic outlook remains generally positive and this combined with an overall shortage of available and adequately serviced land for industrial use should see developers not take an overly pessimistic view.’ ‘In fact, there are few other large plots of serviced land within the City limits that are, or will be, available for industrial development within the next nine months. If you need custom-built space within the next year, Sheffield Business Park is the perfect solution.’
Sheffield’s one border is alongside Lansdowne Road – one of the busiest commuter routes into Cape Town – and this area will be reserved as a 2.5ha mixed-use commercial sector. Potential tenants will include automotive fitment centres, big-box retailers and fast-food outlets among others.
In addition to total perimeter security – incorporating closed circuit television monitoring – access to the Park will be controlled through a multi-lane gatehouse manned around the clock. Architectural building guidelines and indigenous landscaping are also an integral part of the scheme’s look and feel.
‘Current economic conditions are causing some developers to review their projects but one fact is real: zoned and available industrial land with approved electricity supply in Cape Town’s environs is a finite resource and Sheffield Business Park is one of the best. Owner/occupiers or developers looking at the medium- to long-term should seriously consider the packages on offer here,’ concludes Wakefield.
