Time's right to invest in Glenkey

Demand for well-situated industrial space remains buoyant, says Broll's Anton McElhone.

With interest rates on the decline the time may be right to invest in a sectional-title multi-use unit in Glenkey Mews - one of the Cape's newest business precincts, " he says.

Situated within Sheffield Business Park - a 50ha development at the confluence of Vanguard Drive and Lansdowne Road - Glenkey Mews comprises six 217m2 units which can be customised to suit individual owners' requirements. 

"Glenkey is at the heart of one of the Cape's newest logistics hubs. Other companies have seen value in the precinct; retailer Spar moved into new 40 000m2 distribution centre and UTI recently completed a 10 000m2 space for adidas," says McElhone.

"Easy access to major arterial roads - the N1, N2, R300 and M5 - makes it ideal for those requiring easy vehicle movement. In addition, a new interchange linking Lansdowne Road and Vanguard  Drive is nearing completion."  

Glenkey Mews is a self-contained project within Sheffield Business Park and security features include 24 hour closed circuit television monitoring of the perimeter fence and manned gatehouses at the entrance. 

Glenkey is the first development project out of the ground at Sheffield Business Park.  

Anton Payne, Glenkey's managing director, says his firm has completed a number of similar industrial projects over the years and in every instance investors or owners/occupiers taking the plunge early have benefited financially. This, coupled with the likely further interest rate decreases, indicates that  occupation dates in the second half of this year could be ideal.

Glenkey is an experienced developer and building contractor.  The company has recently concentrated its activities at the Airport City, offering properties from smaller units in sectional title developments to larger buildings on a turnkey project basis.

"It's expected that with the focus now on Sheffield Business Park, interest in the new node will increase," he says.

"Although global events have unsettled local markets to a point, the general storage  of quality industrial space in  greater Cape Town means there are limited opportunities for ownership.  Sheffield Business Park is one of the few  precincts able to offer serviced land from 1 600m2 to over 30 000m2, " says McElhone.
